South Lake Tahoe Monthly Market Update, November 2021
Home sales remained solid in November as prices leveled off and low interest rates continue to provide support to the housing market. Our local housing market has maintained a healthy sales pace above pre-pandemic levels, despite a decline in sales from 2020 levels. Market competition remained high in November but was less intense than it had been a few months ago.
In November our current inventory was approximately 23% less compared to the same month last year. Overall, the housing inventory is about 75% lower than prior years, pre-pandemic. There were 59 new listings coming up on the market last month, compared to 61 new listings in November last year. The median sales price is up 6% compared to the same month last year, while the number of closed sales was down 47% due to the lack of inventory.
