South Lake Tahoe Monthly Market Update, December 2021
Home sales remained solid in December as prices leveled off and low interest rates continue to provide support to the housing market. Our local housing market has maintained a healthy sales pace above pre-pandemic levels, despite a decline in sales from 2020 levels. Market competition remained high in December but was less intense than it had been a few months ago.
In December our current inventory is hitting a record of an all time low. Overall, the housing inventory is about 60% lower than prior years, pre-pandemic. There were 26 new listings coming up on the market last month, compared to 33 new listings in December last year. The median sales price is up 5.5% compared to the same month last year, while the number of closed sales was down 24.4% due to the lack of inventory.
