The South Lake Tahoe housing market held steady through May, with momentum building as we move closer to summer. Buyer activity is gradually increasing, driven by improved weather and seasonal interest, though many remain cautious and selective in their search. Inventory is still on the lower side, but new listings are slowly trickling in, helping to balance the market just enough to keep things moving.

Properties that show well and are priced in line with recent sales are continuing to draw attention, sometimes even multiple offers. On the other hand, homes that require updates or are priced too aggressively are sitting longer, as buyers remain value-conscious and hesitant to take on big projects in this market. Overall, we’re seeing a healthy mix of activity with signs that summer could bring a more competitive market, especially if inventory doesn’t climb significantly.

Updates on the South Lake Tahoe short term rentals new ordinance:
At their meeting on June 17, the City Council adopted an ordinance amending the VHR regulations and a resolution to provide an initial application period open only to prior VHR and Qualified VHR permittees. The ordinance will become effective on July 17 , 2025. Although the city will not issue permits prior to July 17 the city will begin an initial 60-day VHR permit application period on June 23. This initial application period will only be for applicants in good standing whose previous VHR permits at the same properties expired in 2021 and were not renewed at that time because of Measure T, and previous QVHR permittees in good standing whose permits became void in April 2025 because of the court’s ruling in the Measure T lawsuit. After the initial 60-day period applications will be accepted from applicants not in these categories. 

VHR applications will only be accepted through the online portal that will be active at 9:00am on June 23 and accessible through the city’s website.
