The South Lake Tahoe housing market continued along a steady path through July, with many of the same trends we highlighted last month still holding true. Buyer activity remains consistent, with interest gradually picking up as we head deeper into summer. While some buyers are moving quickly on well-priced, move-in-ready homes, many are still cautious—carefully weighing value and condition before making a move.

One notable shift is the continued rise in inventory. While still balanced enough to avoid a full buyer's market, the number of active listings has grown and is now roughly double what we saw in July of 2023. This increase is giving buyers more options and putting pressure on sellers to price competitively and present their homes well.

As we move into the heart of the summer season, the market remains active—but strategic. Homes that align with buyer expectations on price and condition are finding success, while others may need to adjust in order to stand out.
