As we're quickly approaching 2022’s spring market, federal government has increased mortgage rates already in Q1 and economists are holding their breath as they anticipate further rate hikes this month (and throughout the year to come). This has left serious prospective homebuyers scrambling to find their dream homes at the lowest, locked-in rates that they can, forcing even more competition and home price increases across most markets. Sellers are still skeptical of how they can successfully make their next move, so inventory is continuing to plummet. Inventory numbers are likely to increase as the warmer months arrive, but should remain low by typical spring market standards.  

In February our current inventory continues to hit a record of an all time low. Inventory is down 42.5% compared to the same month last year. There were 50 new listings coming up on the market last month, compared to 74 new listings in February last year. The median sale's price is continuing to increase as inventory stays low.
