South Lake Tahoe Monthly Market Update, April 2025
The South Lake Tahoe housing market remained steady throughout April, with buyer activity beginning to pick up as we head into the spring season. Inventory levels are still relatively low, which is helping to support home values, but we’re seeing signs of more listings coming to market as the weather warms up. Buyers continue to be price-sensitive, especially for homes that need work, while well-presented and appropriately priced properties are still generating strong interest.
Following up with updates on Measure T, on May 6th, the South Lake Tahoe City Council held a lengthy meeting to discuss the framework for a new short-term rental ordinance following the overturning of Measure T. After much debate, the Council passed a motion outlining the major points of the new proposed ordinance, which includes:
- Instead of a permit cap, a 150-foot buffer zone between permitted VHRs will be enforced.
- Condos with active permits as of Sept 1, 2016 will be exempt from the buffer and eligible for new permits.
- In-person or virtual check-in with signature required (either wet or electronic).
- 24/7 response required for complaints, with indoor noise monitoring and outdoor cameras for trash and parking.
- Defensible space compliance is required.
- Occupancy limit: Two per bedroom, plus up to five children under 13. Studios limited to two adults and two children.
- No more two-year waiting period after a property is sold.
- Permits will be issued by the Police Department, with a limit of 150 permits issued per month.
- Increased penalties for violations and a structured appeals process.
- Priority given to previous permit holders in good standing.
The first official reading of the ordinance is expected in June, with full adoption likely by the end of that month.
